Modern Habitat Pune - Incomplete and Fraudulent Work by Modern Habitat Interior

We are writing to formally raise a complaint against Modern Habitat Interior, located at:

*nd Floor, Spathik, A*, Dr Homi Bhabha Rd, Abhimanshree Society, Pashan, Pune, Maharashtra ******.

We own a *** sq. ft. office in Pune, and in early ****, we decided to renovate the space. After researching online, we chose Modern Habitat Interior as our interior design contractor.

Timeline of Events:
January *, ****: We began discussions and planning with the company. In the same month, the office design was finalized.

We were provided with a final quotation of ₹**.** lakh, which was negotiated and finalized at ₹**.** lakh.

As per the agreed payment structure:

We paid an initial **% advance to start the next phase.

Upon signing the agreement, we paid **% (₹*.*** lakh) to begin the execution of the work.

In mid-April ****, the company began demolition and completed tile installation work.

They then demanded the next **% payment, which we paid based on mutual understanding, bringing our total payments to approximately ₹*.** lakh.

Nature of the Problem:
Since the completion of tile installation in April ****, the company stopped all work. Despite continuous follow-ups and multiple calls to their representatives – Mr. Dhruvin Bulsara - +** *** *** ****, Mr. Kapeel Palve, and Founder Mr. Siddharth Pillai +** ***** ***** – we received no clear answers or commitment.

For nearly two months, they have not resumed work, visited our office, or provided any explanation.

Upon repeated inquiries, we were told that they have terminated the project without a valid reason.

When we demanded a refund, they falsely claimed that the entire ₹*.** lakh paid has been consumed for the tile work done, which is grossly inflated. Market valuation for the actual work done does not exceed ₹*.** lakh.

When we questioned this discrepancy, we were told, “Do not compare our rates with the market,” and were threatened with police action if we attempted to visit their office.

Our Complaint:
We believe that Modern Habitat Interior has committed fraud by:

Abandoning the project mid-way without valid justification.

Overcharging for basic tile work.

Refusing a refund or any communication.

Intimidating us with legal threats to avoid accountability.

Relief Sought:
We request your assistance to:

Recover our paid amount of ₹*.** lakh, minus the actual value of completed work (₹*.** lakh).

Pursue legal action against the company and responsible individuals for:

Breach of contract

Unfair trade practices

Financial fraud

Ensure that this company does not continue to deceive other clients in Pune or elsewhere.

We are prepared to take this matter to Consumer Court, Civil Court, and local Police authorities, and are also planning to report the company online across platforms to warn others.
