Kolte Patil Developers - Builder charging high GST amount

I have booked one affordable flat from Kolte Patil Developers in Pune. It's my first property. As per new GST rules, GST should be *%. for affordable home from *st April ****. But my builder is charging *% GST and offering Anti Profiting Benefit that causing me a loss of more than one Lakh. So I want to know Is it legal to charge *% GST on affordable home when it has been slashed to *%?
What option I have now? Should I pay *% GST or can I insist for *% and deny to take Anti Profiting Benefit?
