Sindhu Vadakke - Owner not returning security deposit and deducting it unnecessarily

We have rented one * bhk flat in Bangalore from ** April **** through Azuro property management Bangalore. Communication between tenants and owner is always handled by Azuro property consultant. We also paid ***** as a brokerage fee to Azuro company.
While ** month of our tenure period we have faced lot of issues and highlighted to Azuro time to time but never any action is taken. Keep on changing Azuro manager ( who handles communication between tenants and owner ) over our tenure period leads to no traceability and accountability from Azuro side. While moving in and moving out, Azuro usually does entire flat and its belonging’s usability and operational survey. But after doing survey also Azuro mentioned faulty instruments as functional such as Power backup, TV in rental agreement ( see attached evidence). Please refer all the issues below :
*. Wrong owner details (such as PAN details and address) on agreement , this problem was highlighted but No action taken. And property manager respond unprofessionally like “Where did we mention that it is mandatory for us to provide PAN and address (Pls see attached evidence).
*. Extra money taken for making agreement: As per rules agreement cost is *** but Azuro manager taken **** as an agreement fee. After highlighting this we got unprofessional reply and rude from current property manager. (Pls see attached evidence).
*. The agreement mentions about Power backup for whole flat which is not there from Day *. Monthly rent was decided based on providing power backup amenity. We have already paid some amount over ** months for giving power backup amenity. Power backup issue has been highlighted multiple times since Day * but no help from Azuro.
*. WiFi power backup (small ups) stopped working within months, despite asking for help to get it repaired from Azuro manager , we got it repaired locally but it stopped working again within month. We repeatedly highlighted this point to Azuro manager but no action taken. And ** days before moving out, current property manager offers to get it fix but not taken any action.
*. TV which was provided in house was too old and was not working initially and owner got it fixed once. But stopped working immediately within a month. We have highlighted this point to Azuro property manager but no action taken.
Since this TV is very old and for old electrical instruments even repair company doesn’t give any guarantee then how tenant can give guarantee of being functional for ** months ? Azuro is asking to pay expense for TV repair ( pls see attached evidence)
*. Power backup for entire flat (which is kept outside the flat as per Azuro manager ) none of the tenants seen it physically. Even Move in report from Azuro don’t have any photo/ proof of it. Only in agreement it’s mentioned but we never got to use it from Day *.
Now while moving out , it’s not there outside the flat and owner wants this non working Power backup back and holding our security deposit money for the same. Owner is asking us to pay ***** extra to compensate lost power back-up which is never in working condition, not used by us for single day and never seen by us. How tenants are liable to pay for something which is outside the house and kept in non working condition from Day * and already charged us in a form of monthly rent for providing power backup amenity ? ( Pls see attached evidence)
*. Also owner is asking to pay for all the water tap leakages repair and damage. First of all this is very old construction and water tap lends to leaks if not serviced properly time to time. During our ** month of tenure, owner never serviced any of the tap also while moving in there were some leakage. Due to this water leakages we ended by paying up almost average **** for water charge every month ( which is too high for average society. Usually people in Bangalore pays *** as monthly water bill) . This is implies that owner never service any water tap while moving in of us. And how tenants can introduce leakage in taps ? this leakage should not accountable by tenants.

We have given ****** as a deposit and ready to pay one month rent ***** as a moving out charges to owner for deep cleaning and painting purpose. But owner is asking us to pay for missing power back ( which is not even working and used by us also outside of the flat), TV repair , repair of all leakages which was never in our control ( Pls see attached evidence)
We had move out inspection by Azuro at *rd March **** after ** days of key handover, we didn’t get any proper communication regarding our security deposit. After taking continuous follow up with Azuro manager, we are getting totally unprofessional reply favouring the owner. From start we have observed that Azuro company always biased towards owner and never support us in resolving any issue even after paying Azuro ***** as a brokerage charges. Please support us to resolve this issue and get fair decision
