ANIL INFRA - Terrace damaged not done well

Dear Sir,

We had taken possession of Flat *** (the topmost floor) of Urban Oaks *, Dhananjaya Estates, Kowkoor, Secunderabad on ** December ****. The builder is Mr. Anil Kotte (Anil Infra). Time and again, we notified the builder of the poorly constructed terrace and the possibility of water seepage into our apartment and structural damage. The cementing and waterproofing of the terrace has not been done. If I have to get this done on my own it would cost about **k to *Lakh.
The builder has not taken action to redo/repair the terrace which is badly damaged. As the rainy season is fast approaching, I see the problem becoming worse.
This is my Primary complaint and the others are mentioned below.


Secondly, the internal work within the apartment is in poor condition.
• The door frames are developing wide gaps from the wall.
• Paint Cracking and peeling out in just few months.
• The children's bathroom emanates a bad odor from the outlets with poor water flow.
• The common corridor lighting for the *th floor is taken from my apartment and not from the common power source.
• The open electrical conduits/wires on the *th floor pose a danger.


Common Areas
Issues not attended to:
• The lift has no provision to return to the closest floor when there is a power cut and people inside the lift are trapped for a long period of time (until the power is restored.)The device that provides this feature is not installed in the lift. On several occasions residents were stuck in the lift for long periods of time.
• The lift room does not have a door and hence the equipment is subject to all weather conditions and heading for a possible breakdown.
• Metal bars in the terrace are uncut and hence posing a danger to those who use it.

I kindly request your team to do the needful to lodge and strong complaint on my behalf and render justice fro common citizens who are taken for a ride by the real estate mafia.
