Supertech (india ) Private Ltd. - Not refunding booking amount

I booked a unit D*/**** in Supertech eco village two. After the booking, I applied for a loan through PNB bank what PNB did is they closed all my current running loan and after two months they told me that the sum amount loan or the loan can not be granted so I was ok then.
Then I mailed Supertech regards to the cancellation of the unit and refund the respective sum of amount. They read the mail just reply to it that cancellation is not a valuable option now that's it. Afterwards, I mailed the same with reference trail mail more than * times they never replied to it.
I visited personally to its head office Supertech Limited, SupertechHouse, B **-**, Sec-**, Noida - ******, India. I meet with Preeti she told me sir company at this point of time is not in such a situation that can refund the amount. She told me that I have two option one to find a customer for them to whom they can transfer or sell that unit and then they will transfer the funds to me or wait for a refund but with no valid date and time.
I have paid them * lakh Rs and now I want that sum because I need to deposit that amount to the hospital because very soon I need to go through surgery. Please help me out.
