Goutam Gupta HUF House Owner - token not refunded for unrented flat

M/s Gautam Gupta HUF, represented by its Karta, Mr. Gautam Gupta aged about ** years, residing at Flat A ***, Salarpuria Sanctity Apartments, Sarjapur Main Road, Bengaluru – ****** (Mobile number - **********, mail ID : gautammgupta@gmail.com) received Rs***** as token for renting Flat No. ***, Tower *, Oceanus Vista Apartments, Hosa Road, Kasavanahalli, Bangalore – ****** on July ** based on phone conversations on rental agreement terms.
Today July ** he shared draft rental agreement I see with many clauses not discussed and that I couldn’t agree upon (including variable monthly charges in flat for water and power backup usage that I came to know after contacting property manager, not mentioned by owner. Was not expected as this is seen in not any flats I so far rented out.)
Since I am not in good health condition, my mother visited this flat on *July and we saw unlike mentioned as well done, the bathroom roof tiling ,exhaust fan was not there etc etc. So we didn’t contact them back as we were uninterested. Then Mrs Mridu (Gautham’s wife) called us repeatedly through nobroker connected number and expressed interest to rent flat stating they shall bring flat to good condition as mentioned.
Upon their confirmation that works are done on **July again my mother visited the flat and see exhaust fan was just done and GAIL gas not yet. Then they assured everything shall be done soon and took token amount from me without stating any conditions mentioned in the draft rental agreement or mentioning on variable monthly bill for water, power back up etc.
On repeated change of terms (again in draft rental agreement) I notified Goutham that I am not interested in renting flat further and to share back token amount of Rs*****. He said he cant share the token back and is forcing me aggressively to take his flat. At this juncture, I am uncomfortable with the way he talks now and not willing to further put my money and time in his hands.
Please help me in getting my amount of Rs***** back as I need money mostly for my medical purposes. I have never asked them to block the flat for me. And I shared token believing his words on **July and withdraw on **July , barely * day seeing how they change terms.
